Hiring a real estate videographer in Dubai and the GCC: what to ask
What to ask a real estate videographer before you book, what changes across the Gulf, and how I handle pricing when I have one property walkthrough to my name.

To hire a real estate videographer in Dubai or elsewhere in the GCC, ask to see a full walkthrough at full size, ask how they handle bright windows in dark rooms, ask who owns the permits, and ask what file you actually receive. Price matters less than those four answers, because a cheap video that plays badly on your listing page costs you more than it saved.
I should say where I sit in this market before I advise anyone. I am a Dubai-based videographer and I have one horizontal real estate walkthrough, not a portfolio of towers. If you need forty units filmed by Thursday, hire a crew built for volume. If you have one property that needs a film and a page it plays well on, I am a fair option. I am writing this so you can judge any videographer, me included.
What should I ask to see before hiring?
- A complete walkthrough, not a highlight reel. Watch it on a desktop at full size. Highlight reels hide the weak rooms.
- A property like yours. A studio apartment and a villa need different moves and different lighting.
- The delivered file, not the upload. Ask how it plays on a phone on mobile data.
How do I tell whether the interiors are shot well?
Interiors are a lighting problem before they are a camera problem. Look at the windows. If the view outside is a white blank, or the room is a dark cave to keep the window visible, the videographer did not solve it. Good work holds both, so the room looks like a room and the window still shows a view.
Then look at the movement. Handheld wobble reads as an inspection video. A smooth gimbal move that starts before the doorway and keeps going reads as somewhere a person could live. For documented context, I shoot walkthroughs on a Sony FX3 on a DJI RS5 gimbal, with an Osmo Pocket for the tight passes where a full rig will not fit through a door.
My transferable experience is showrooms: large interiors with glass on two sides, polished floors that mirror everything, and ceiling lights nobody can move. A villa is that problem at a different scale, but I would still want to see your property before I claim it will be easy.
Do I need drone footage?
Less than the marketing suggests. An exterior shot establishes the address and the walkthrough sells the space. Anything airborne in the UAE goes through separate aviation approvals, so treat aerials as lead time, not a same-day extra. Ask whether the videographer flies themselves or brings in a licensed operator. I do not claim aerial work on this page, and I would want to confirm the current rules with the authorities before quoting any.
Who handles permits and advertising rules?
Two different things get mixed up. A commercial shoot on a public road or a landmark usually involves the Dubai Film and TV Commission, and a property you do not own needs the owner's or manager's written permission. Then there is the advert itself: Dubai Land Department requires real estate adverts to go through its permit system. That is the developer's or brokerage's job, not the videographer's, but it is worth knowing before you publish the finished film.
What does a real estate videographer cost in Dubai?
I do not publish a price for a property walkthrough, because the honest number depends on the property: size, number of rooms, whether it is furnished, and how long it takes to light. It is quoted after I know what I am filming, and the pricing overview shows where project work like this sits.
What I do publish is the nearest building blocks. A Single Hero Reel is AED 1,500 for one vertical reel of 15 to 45 seconds, shot in up to two hours at one location, with hook and shot list, colour grade, licensed music and one round of revisions. That suits a single listing that needs a social cut. It is not a full walkthrough and I would not sell it as one. A full production day is AED 6,500 for eight reels from eight hours on site. A Reel Edit, if you already have footage, is AED 550.
I have no verified market rates for property video to quote you, so I will not invent a range. Ask three videographers for a written scope with the same inputs and compare what is included: number of rooms, deliverables, revisions, file formats.
Does it matter if the videographer works across the GCC?
It matters for logistics. I work from Dubai. Filming in another Gulf country means travel, and the permit and advertising rules differ from country to country, so I would treat it as a separate scoping conversation rather than a standard package. If a videographer claims the same process applies across every GCC city, ask them to show it in writing.
Why does the page the film plays on matter?
A property film is watched on the page it is embedded in, and that page is usually the weak part: a heavy hero video, a slideshow, a load time that loses the visitor before the film starts. I build sites as well as shooting film, which is the actual reason to consider me over a video-only crew. The Maridian concept I built shows that argument, and I say plainly it is a concept, not a client.
Frequently asked questions
Should property video be vertical or horizontal? Decide where it will be watched first. A listing page usually wants horizontal. Instagram and Reels want vertical. The decision is much cheaper before the shoot than by cropping afterwards.
How long does a property shoot take? It depends on the property. Ask for a written estimate that includes shoot time, delivery date and revision rounds.
